Trouble with private sellers' Red Deer homes for sale
OK – I’m on a tangent ….. True Story:
I’ve helped my second Private Seller and 2 Private Buyers this month. People – you are nice. And well intentioned, …. but you showed me lots of good reasons why a good realtor earns their commissions and then some. We sure do. And when I see contracts people write for themselves compared to what we do when we help them …. I feel good about the service we deliver. Not to worry, we’re still going to offer lower commission rates.

The second Private Seller we assisted this month had so many holes in his strategy to sell and in the representation of what he was selling, I was shocked. He knew nothing about the instruments on title for his own Red Deer property. His lawyer, whom he said was representing him, did not return one notice on time – and a real estate contract states that unless notice is delivered according with the terms of agreement, the agreement collapses. The lawyer, (in his defense?), did not want to work realtor hours which means if it didn’t get done between 9:00-5:00 (when the Seller was working too), it didn’t get done. The lawyer also had no interest in chasing his client, the Seller, the way we most often do when working with our clients. So this particular Seller had no one guiding him along – and he sure didn’t know what his steps were, even though the company assisting him in his private sale advertised that they would, indeed, guide him through the process. They actually guided him straight into a lawsuit, with no defense, if a Buyer were so inclined to go there with him.

The lessons to be learned here is that unless you’re really good with contracts and clerical tasks it is not advisable to sell your home yourself. Our rates are so low that you don’t have an excuse to have to do it yourself.
