Red Deer Real Estate Market Report in April
The Red Deer real estate market reported significant sales increases during April this year.
Overall, 198 Red Deer homes for sale changed hands – a 28.6% increase over sales the month before and a 61.0% higher volume than during April of last year. The median sale price of $309,900 was 5.1% higher than the month before and 5.9% above the median recorded one year ago. On average, it took 36 days for a property to change hands, when priced competitively. Listings in the Red Deer real estate market increased only slightly compared to March new listings and fell below last April’s listings by 17.6%.
Sales were brisk in Red Deer County this April, compared to last, with 15 properties in the “acreage” category finding new owners. All but 3 properties had 5 acres or fewer, the focus being on the house and country living life style. The median sale price of 12 acreages not considered farming acreages was $575,000 with the average number of acres offered recorded at 4.32. One bare land property of 20 acres (in Sylvan Lake area) sold at a price averaging $13,000 per acre. Of all the parcels changing hands, one could be considered farm land. Close to highway 2, (13 minutes from Red Deer) and featuring a 2004 walkout, this property offered 155 acres and sold for less than $1,000,000.
