Red Deer Real Estate Market Report in JanuaryThe Red Deer real estate market in January deviated from typical January activity recorded in neighbouring major markets. In Edmonton and area, prices dropped below those recorded in December, as did the volume of sales. In the overall Red Deer real estate market, increases were recorded in listings, sales, and prices. 164 Listings were recorded as new compared to 100 the month before; 86 properties ( a marginal 3 more than in December), and the median sale price of $292,000 was 8.1% higher than December’s. Year-over-year comparisons portray a decline in January sales by 2.3% and in listings by 24.4%. Average days before sale recorded at 51 in the overall Red Deer real estate market this January. Red Deer County recorded a busy first month, with 5 acreage properties finding new owners, 2 parcels of 20+ acres changing hands, and one property offering 100+ acres reporting as sold. Of the 5 acreage properties, 2 one-acre parcels sold as building lots at an average price of $147,500. The other 3 acreages offered beautiful, newer homes, an average of 2 acres, and sold for an average price of $661,333. They were located in upscale subdivisions bordering Red Deer. 2 Larger properties of 20+ acres, listed for a while, found Buyers in the high $770’s ( home built in 2008) and in the mid $500’s (log home built in 1995 and West of Bowden). 100 acres of bare land, with suggestion of future development and just 5 miles West of Red Deer, sold in the high $400’s.
