Red Deer and County – this November

November proved to be a busier month than October for selling Red Deer homes. Sales numbered 113 in the overall market, a 48.7% increase over results during October this year.

The median sale price in the Red Deer real estate market was $282,500 this November, down from last November by 7.4%.

The average days on market for a Red Deer real estate property that sold during November was 58, 9 days longer than during October. Last year at this same time, properties changing hands were on the market for 40 days. The difference is not a reflection of fewer buyers, but that Buyers took longer to make their decisions. The sale-to-list price analysis for November shows that the average Red Deer Home sold for 96.8% of the listed price at time of sale, similar to October and last November.

New listings declined during November by 28.3% compared to numbers of Red Deer homes that came to market the month before. 172 properties were offered to Red Deer real estate shoppers during November this year.

In Red Deer County, 5 properties changed hands that offered 1-3 acres of land. The median sale price of November acreage sales was $495,000. All represented the purchase of house-type and location rather than the priority being on the land itself. One 15 acre, bare land parcel sold during November and one property offering 8 acres of land found a new owner. Land-over-dwelling could be considered the determining factor of both sales.
