Red Deer Real Estate – September 2009 Market ReportAlthough normally expected to experience seasonally higher sales than in the Summertime, September overall sales of Red Deer homes failed to increase over sales recorded during the month of August. Red Deer real estate listings and sales declined when compared to August results this year – sales dropping by 25.2% and listings coming to market falling short of the month before by 2.9%. September activity recorded a listings-to-sales ratio of 5.61:1, with 234 new listings coming to market compared to 122 Red Deer homes that sold.The median sale price of Red Deer real estate this September was $299,900, 7.1% higher than the median recorded in August. The average square footage on the main level for all homes sold was 1191. Average days on market before sale numbered 43 for Red Deer homes changing hands this September. Acreages in Red Deer County had more activity during September than over the summer months. Of the 13 properties that sold between the $300,000 - $900,000 mark, $544,900 was the median selling price. 8 properties featured fewer than 10 acres, while 5 of these offered fewer than 4 acres of land. While privacy and space is important, September buyers for the most part were not seeking larger acreages requiring work to manage. Two properties that changed hands provided more than 35 acres of land. Length of time on market for both properties exceeded 6 months. |
