Red Deer & County Real Estate in October
2011 will be looked upon as a year in which the Red Deer real estate market activity deviated from expected patterns.
While the Summer months are normally slow, August was very busy. Homes for sale in Red Deer normally find increased buyers in September and the market slows somewhat in October. This year, September was a relatively slower month, while October recorded increased activity.
Sales in the overall Red Deer real estate market (123) in October increased over September results by 4.2% and were higher than October of 2010 by 61.8%. New listings declined compared to the month before and the year before by 11.7% and 21.7% respectively. The median sale price of $285,000 was 3.2% below the median price during September but on par with this same month last year. Sellers negotiated 97.4% of their asking price. Average days to sell recorded at 50.
Boosted sales continued in acreage properties in October compared to activity over the last year. 6 Acreages offering fewer than 5 acres found new owners in Red Deer County. These properties offered life style choices at a median price was $440,000. 2 Properties offering an average of 5.5 acres were sold this October at an average price of $427,500. 3 Properties attracting hobby farmers changed hands. They offered an average of 29.5 acres at a median price of $435,000. One property of 27.4 acres was a bare land parcel.

Fall activity in the Red Deer real estate market got off to a slow start this year, with overall sales and listings falling below numbers recorded during August.
September results typically record more activity than during the summer months, but 118 Red Deer homes for sale found new owners in September, a 14.5% decline from sales reported during August this year. The median sale price for properties changing hands during September in the overall Red Deer real estate market was $294,400, 8.8% higher than August’s median and down only 0.2% compared to last year. This median reflects September’s demographic of Buyers rather than suggesting a trend toward increased prices. On average, Sellers realized 97.3% of their asking price at time of negotiations. Average days to sell numbered 51.
Acreage sales recorded the busiest month in several years. 17 acreage properties sold in Red Deer County during September at a median price of $369,667. 8 properties sold above and below the median price.
10 Properties sold offering 1.5 to 5 acres of land. The lowest price was $160,000 for just over 3 acres West of Bowden and the highest price was just over $600,000 for a beautiful home with shop and garage on 3 acres West of Sylvan Lake. 4 Properties offering between 7 and 10 acres found new owners, the lowest of which had 7 acres with a mobile home, and the highest priced property sold for almost $800,000 offered a beautiful home and 7 acres of land. 3 Larger parcels offering 25 to 40 acres sold for prices ranging from $332,000 (for 40 acres of bare land West of Innisfail) to $635,000 for a beautiful 25 acres with house, barn and set up for horses along river frontage near Markerville.

Sales in the Red Deer real estate market during August this year recorded typical slowdown from activity in July, but substantial improvement over the record low sales recorded in August 2010.
August 2010 recorded that 94 of the Red Deer homes for sale at that time found new owners. In 2009, sales recorded at 163 properties, and 2008 recorded 204 residential properties changing hands. This August, 138 Red Deer homes sold during the month of August – a 46.8% increase over last year at this time, but still down from 2009 sales figures by 15.3% and 32% below sales recorded in 2008. Listings coming to market during August numbered 241, 13.9% fewer than during July this year and 12.0% fewer than properties offered in the Red Deer real estate market one year ago.
Average days to sell this August recorded at 54 in the overall Red Deer real estate market and the median sale price of $270,500 was 8.5% lower than last year at this same time.
5 Acreage properties sold in Red Deer County this August. One property offered fewer than 3 acres with the focus on the house, while the other 4 properties had 5+ acres with country living being the focus of purchase. The median sale price of these 5 properties was $460,000. Numbers of acres offered ranged from 2.99 to 13.21.

The Red Deer real estate market reflected typical seasonal slowdown in July, reporting reduced activity in both listings and sales compared to June records.
Red Deer homes for sale that came to market during July (259) were 13.4% fewer than June’s new listings and fell short of listings last year at this time by 1.5%.
150 Red Deer homes for sale changed hands in July compared to 162 during June, a 7.4% decrease in month-over-month volume and off from the number of sales in July 2010 by 2.6%. The median sale price this July was $285,000, 1.4% higher than June’s median, but 5.6% below the median sale price recorded last July. The median sale price reflects the mid-price of recorded sales. An equal number of properties sold above and below the median sale price. The average size of properties changing hands was 1241 sq ft. above grade. Sellers realized 97.0% of the asking price at the time of sale. Average days to sell recorded at 45.
11 Acreages in Red Deer County sold this July. 7 properties offered fewer than 5 acres with the median sale price of these particular parcels recording at $396,000. 3 Properties offering between 6 and 11 acres with homes newer than 15 years found Buyers at a median sale price of $525,000. Proximity to pavement advantaged these particular properties. A large recreational property offering 34+ acres sold during between $500,000 and $600,000 but $200,000 less than the price it was offered for when initially listed.

Sales softened during June this year in the Red Deer real estate market compared to properties changing hands in May this year, but increased substantially over last June.
299 Red Deer homes for sale came to market during June, 2011, compared to 262 in May and 370 one year ago. 162 properties found new owners in the Red Deer real estate market this June, 10 short of properties sold during May, but 21.8% higher than sales during June of last year. Average days on market numbered 44, and the median sale price recorded at $280,000.
11 Acreage properties sold in Red Deer County this June – the busiest month in a very long time. 7 of these properties were acreages offering fewer than 5 acres, with the main focus on house and location. $379,690 was the median price of these acreages, with $287,000 being the lowest price and $773,100 the highest. 3 Properties offering between 24 and 40 acres found new owners,. The median price of this group was $618,000. Both properties that sold over the $600,000 mark were located in close proximity to Red Deer. One larger parcel of 157 acres changed hands in June. On the market for more than 1 year, it was sold for just over $600,000 and offered a moderate home and good location.

The Red Deer real estate market recorded a decline in inventory during the month of May, with fewer new listings coming to market than the month before and a recorded increase in sales.
262 Red Deer homes for sale were new to the market in May, a 3.7% decline from new listings in April, and 12.1% fewer than properties entering the Red Deer real estate market during May of 2010. Sales recorded at 172, 39.8% above April results and a 13.9% increase over sales at this same time last year. Prices continued the downward trend. The median sale price of $282,500 was 1.9% below April’s median and 3.9% lower than the median selling price in May 2010. Average days on market dropped to 44 and Sellers realized 97.3% of their asking price at time of sale.
Red Deer County recorded 10 acreage properties as unconditionally sold during May this year. 5 properties had 1 or 2 acres and sold for a median price of $520,000. These properties were in subdivisions on the edge of cities or towns. Average days to sell were 95. 3 Properties offering an average of 5 acres of land each had conditions removed in May, with a median selling price of $272,900. 2 Listings were valued for the size of the lot offered, while the one that sold for over $500,000 offered a better home in excellent conditions as well as 5 acres of land. 2 properties sold with greater than 15 acres of land. One sold for just under $300,000 and the focus was on the 18 acres it offered, while the other property, with 26 acres of land and considered an equestrian facility and revenue generating property sold for just under $600,000.

Inventory levels grew in the Red Deer real estate market during April this year, as listings grew and sales fell.
272 Properties were offered as Red Deer homes for sale during April, a 15.7% increase over new listings in March, but down from new listings one year ago by 5.2%. The median list price recorded at $292,500.
Sales in the Red Deer real estate market totalled 123 properties this April, down from April sales by 16.9% and short of sales last April by 21.2%. The median sale price of overall Red Deer homes for sale was $288,000, a 5.3% decline from one year ago. On average, Sellers realized 97.6% of their list price and average days on market were 56.
Red Deer County reported only 3 acreage properties changing hands during April this year. One bare land parcel, offered for sale for almost a year, included 2.5 acres of land and sold for less than 75% of the asking price. Two acreages between 2.5 acres and 5 acres finally found new owners as well. The smaller parcel sold for under $357,000 and the larger parcel, slowly reducing in price behind a declining market, sold for substantially less than the original asking price.

Changes to mortgage regulations sparked an early jump into Spring in the Red Deer real estate market.
The Red Deer real estate market recorded a 43.7% increase in sales over February results and was 23.3% higher than sales of March 2010. In 2010, April was the month most affected by changes to mortgage regulations. 148 Red Deer homes for sale changed hands in March while 235 new listings came to market. New listings grew by 3.1% compared to last March but were 26.1% fewer than listings coming to market in March of 2010.
Average days to sell in the overall Red Deer real estate market recorded at 51 this March.
The median sale price recorded at $292,000, declining from March 2010 by 2.7%. On average, properties sold for 97.1% of the asking price.
The County market was busier in March than it has been for a long time. 17 properties sold at a median price of $495,000.
7 County residential properties sold, offering fewer than 5 acres, with the average lot being 2 acres. The median selling price of these properties was $600,000. 3 Parcels including 5 to 15 acres found new owners this March. The median sale price of these properties recorded at $435,000 as focus moved toward the size of the land included being more important than the age of the home. One parcel containing 50+ acres found new owners after a long time on the market. This property sold for sub $475,000 with the home in need of a lot of repairs. 4 bare land properties offering an average of 4 acres changed hands at a median price of $215,000. 2 Parcels of 160 acres and 147 acres respectively sold in the Elnora area at an average price of $260,000.

Spring activity in the Red Deer real estate market will come early with the announcement of pending changes to mortgage regulation.
Red Deer homes for sale recorded 88 properties successfully finding new owners during January this year. While this number is 10.2% below December figures, there are currently 35 properties listed as “pending”. This means an additional 35 properties have been the subject of accepted offers during January. Buyers are currently completing their due diligence to ensure the properties are what they hope them to be. Once removal of conditions happens, properties will be recorded as sold. The median sale price in January was $283,000 in the overall Red Deer real estate market. Average days to sell was 64.
New listings in the Red Deer real estate market almost doubled those in December, but were below last January’s new listings by 16.9%.
Only one property offering country acreage sold during the month of January. This property offered 20+ acres of land and had lingered on the market for a lengthy period of time. While offering a beautiful setting, the house needed a lot of work and some outbuildings were considered costly tear downs only. This property, 30 minutes from Red Deer, sold for under $400,000.

The average days on market for a Red Deer real estate property that sold during November was 58, 9 days longer than during October. Last year at this same time, properties changing hands were on the market for 40 days. The difference is not a reflection of fewer buyers, but that Buyers took longer to make their decisions. The sale-to-list price analysis for November shows that the average Red Deer Home sold for 96.8% of the listed price at time of sale, similar to October and last November.

Red Deer real estate sales during December 2010 reported an increase in numbers compared to last December sales by 14.0% while new listings coming to market declined by 4.2%.
98 Red Deer homes found new owners in December 2010 compared to 113 in November and 86 last December. Properties added in the Red Deer real estate market numbered 114 this December compared to 172 the month before and 119 last year at this same time.
The median sale price recorded in the Red Deer real estate market this past December was $267,200, 5.4% lower than November’s median sale price and 11.5% below the median last December of $302,000. Overall, Sellers of Red Deer homes realized 96.6% of the asking price at time of sale.
In Red Deer County, a total of 7 properties were sold with more than an acre of land featured. 4 of these properties were acreages, with focus centered on the location and dwelling. Average numbers of acres included was 2. The median sale price of these properties was $470,000. 3 properties sold during December featuring 8 or more acres. All incorporated the value of land-over-dwelling. The smallest parcel went for sub $150,000 and the largest, offering 131 acres and promoting possible future development, sold for under $1,200,000.

The Red Deer real estate market recorded substantial fluctuations in October compared to both the month before and the same time last year.
Overall sales of Red Deer homes (76) declined by 36.1% compared to September results and were down compared to last October by 49.7%. Listings (240) increased during October by 11.6% compared to September new listings and by 10.6% compared to new listings coming to market last October.
The average Red Deer home was on the market for 49 days before sale during October, and the median sale price was $285,000 – down 3.4% compared to September, but 1.8% higher than last October. The average Red Deer home sold during October was 1254 sq ft. Sellers realized 97.0% of their asking price.
In Anders Park, Inglewood, Lancaster and Vanier Woods, 19 properties sold, a decrease from September results by 54.8% and down from last October by 32.1%. 55 properties came to market, down 6.8% from September and up over last October new listings by 22.2%. The average Red Deer home sold in these areas recorded a median sale price of $355,000 and featured 1365 sq ft. Sellers settled for 97.4% of their asking price in these communities of focus.

Overall sales in the Red Deer real estate market increased in activity in September compared to August results as the fall season kicked in.
Neighbouring large markets experienced steep decline in sales activity compared to last year due to unpredicted higher volumes during September 2009. The Red Deer real estate market recorded an expected slowdown last fall, so did not experience the same level of year-over-year decrease in September activity. Sales increased over August results by 26.6% with 119 Red Deer homes finding new owners, and were only down from last September sales by 3 units. The average number of days to sell was 57 for properties changing hands this September. The median sale price for homes for sale in Red Deer this September was $295,000, on par with August’s median but 1.6% below last September. Sellers realized 96.8% of their asking prices at the time of sale. New listings declined by 18.6% compared to Red Deer homes for sale the month before.
In Anders Park, Inglewood, Lancaster and Vanier Woods, new listings declined by 22.4% compared to August and sales were 75.0% higher than the month before and 20.0% higher than last September. The average number of days to sell, for properties changing hands in September, was 61 and the median sale price in these communities was $312,000, a 5.4% decline compared to last year at this same time. Sellers realized 96.9% of the asking price at time of sale.

Red Deer Real Estate – August 2010 Market Report
Red Deer real estate sales recorded significant decline during the final month of our Canadian Summer.
Sales reflected a decline in numbers that was recorded one month ago in our neighbouring major centres (Calgary and Edmonton) and that continued in those two markets during August as well. Red Deer homes sold in August this year numbered 94, compared to 163 last August and 154 in July this year. This represented a 42.3% and 39.0% decline respectively. New listings were marginally higher (0.4%) than one month ago, and 9.5% higher than last August. The median sale price in the overall Red Deer real estate market this August was $295,500, a 2.2% drop compared to July’s median, but 5.5% higher than last August. On average, Sellers realized 96.9% of their asking price this August, an improvement over July’s 94.8% negotiated price. Days to sell reduced from 52 for properties changing hands in July to 49 days to sell in August.
In Red Deer County, 8 acreage properties changed hands in August. 2 bare land parcels averaging 5 acres sold at an average price of $259,500. 3 acreages with fewer than 4 acres sold at a median sale price of $475,000 and 2 parcels averaging 18 acres changed hands, recording a median sale price of $445,000. All of the larger parcels featured older homes considered to be in need of some updating.

The Red Deer real estate market activity deviated from patterns of larger markets during July as sales outpaced listings coming to market.
Sales (154 properties) increased over the slower June results by 15.8%. While larger neighbouring markets (Calgary) recorded significant declines in market activity (by 42% compared to last July), the predicted decline in sales in the Red Deer real estate market recorded at 14.0% compared to last year at this same time.
New listings during July were 28.9% fewer than listings coming to market in June this year and 6.1% below the number of Red Deer homes for sale last July. The median list price in the Red Deer real estate market this July was $309,900 while the median selling price recorded at $302,000. Overall, Sellers settled for 94.8% of their asking prices. Average days on market was 52.
In Anders Park, Inglewood, Lancaster and Vanier Woods, 44 properties found new owners, an increased count compared the disappointing number in June by 37.5% and 22.2% higher than sales last July. The median sale price was $335,000. (An equal number of properties sold above and below the median sale price.) Average days to sell in these communities recorded as 48 (distorted somewhat by properties that were re-listed). On average, Sellers realized 99.4% of the asking price once that price triggered activity from Buyers

The Red Deer real estate market recorded similar slow-down in sales during June as did most major centres in Western Canada.
Sales of Red Deer homes in June declined from results recorded in May this year by 11.9% and were 37.6% below sales recorded last year. New listings coming to market declined by a significant 79.9% compared to May and were 79.4% fewer than last June. The median sale price in the overall Red Deer real estate market was $279,000 compared to $294,000 in May and $279,400 in June of last year. Average days to sell increased to 52 for Red Deer homes changing hands in June this year. Sellers negotiated, on average, 97.1% of their asking price.
Sales in Anders Park, Inglewood, Lancaster and Vanier Woods (32) declined by 22.0% compared to the month before and were 44.8% fewer than last year at this same time when 58 properties found new owners. New listings in these communities numbered 16 compared to 74 in May and 81 last June. The median sale price in these communities recorded at $327,500 compared to $314,000 last June, an increase of 4.3%. Average days to sell numbered 54 and Sellers realized, on average, 97.5% of their asking price.

Red Deer real estate activity recorded a decline in sales compared to April this year as well as compared to sales of May 2009. Listings increased over the numbers of Red Deer homes for sale offered to Buyers the month before, but were fewer than listings offered one year ago.
New listings totalled 298 in May, compared to 287 in April, an increase of listings in the city by 3.8%. Compared to listings offered during this same month last year, numbers declined by 10.0%. The overall median list price was $299,900 in the City of Red Deer. Overall sales declined compared to April this year as well as last May by 3.2% and 23.4% respectively. The median sale price in the Red Deer real estate market this May was $294,900. Average days on market before sale were recorded at 43.
Acreage property sales in Red Deer County recorded more activity in May than during recent months. 4 properties sold that offered 1 to 5 acres of land, all featuring higher end homes enhanced by the privacy of acreage living. One other parcel of bare land only (almost 7 acres) found new owners during May. The median sale price of these acreage properties was $645,000. 3 properties offering 20+ acres changed hands in Red Deer County during May this year. The median sale price for this market category was $415,000.

Red Deer home sales measured 30% higher than sales in March this year, but declined compared to numbers last April by 12.4%. 156 sales were recorded in the Red Deer Real Estate market this April, while 287 new listings were offered to Buyers. Listings fell short of new listings in March this year by 9.7% and were 4.0% fewer than Red Deer homes coming to market last April. The overall median sale price in the Red Deer real estate market during April this year recorded at $304,000, 1.3% higher than the month before and 8.6% above the median sale price in April 2009. On average, Sellers realized 97.3% of their asking price. Average days to sell were 46.
In Anders Park, Inglewood, Lancaster and Vanier Woods, sales increased by 27.6% compared to one month ago, but fell short of last year’s numbers by 36.2%. 37 homes found new owners this April compared to 58 last April. The median sale price registered at $368,000 in these neighbourhoods – 7.4% higher than in March this year and 3.7% higher than the median sale price recorded in April 2009.
