Buyers often claim to have the advantage of a friend who is willing to help them save money on a property inspection by doing them the “favour” of offering an opinion as to the condition of a home the Buyers have decided to purchase. Claims of confidence are made based on this “favour” being conducted by the friend being a carpenter, electrician, plumber, etc.

As is most often the case, recent Buyers were absolutely over-the-moon-in-love with the property upon which their offer was accepted. A relative of the Sellers, an engineer (we’re told), had guided them through shoring up their very dated basement when they originally bought the home in 2007.

We were shocked that so many structural issues were raised, and guessed that this news would also surprise the Sellers. Luckily, our clients could back out of what could have been a disastrous purchase. Sadly for the Sellers, they are now stuck with huge costs – either in renovations, or in ultimate purchase price as is.
